Before Thomas James Homes (TJH) adopted Geopointe in 2016, they needed a more dynamic way to visualize their property distribution beyond static Google Map pins. “With every property we build, we have the address in a data file but we also need a way to see where our properties are located in relation to each other,” explains Rushi Bhatt, Customer Intelligence and Insights Manager.
Additionally, TJH needed to group assets by division — or territory — based on specific neighborhoods. They wanted to be able to sort properties by layer and easily toggle between street and division level.
Geopointe’s visualization and grouping functionality sold TJH on the geolocation solution. Today, TJH uses Geopointe to learn from the past, analyze the present, and plan for the future.
The land acquisitions team uses Geopointe to understand past property sales and see if it makes sense to purchase in the same area. It’s also invaluable for new hires who need to ramp up quickly and know where TJH has previously been successful.
“It’s a quick way to understand the history of the company from an asset perspective,” says Kevin Schmidek, Land Acquisitions Manager.
On a day-to-day basis, TJH uses Geopointe as their one-stop shop for real estate information. They can quickly view active projects and load data sets, filters, and shapes with the click of a button. “It’s a helpful solution that allows us to quickly and easily visualize where our assets are,” says Schmidek.
Internally, they also use Geopointe to create board presentations. They can create shapes in Geopointe with a high-level summary of each data concentration and easily export the shape data into a slide deck with minimal administrative work.
They also use Geopointe to analyze comparable sales in the area and make informed decisions about future land acquisitions. For example, they can import data from recent sales to identify how many homes have sold within the past year and where they were located. This intel allows them to construct with confidence.
“Simply put, I need to know where our current and potential acquisitions are located in relation to everything else,” says Schmidek. “Geopointe is useful for knowing where we have built, where we are going to build, and where we like to build.”
Nearly ten years into their journey with Geopointe, TJH continues to find new ways to leverage the solution. Bhatt credits the Customer Success team for providing quick, consistent support and for leveling up his team’s understanding of the solution.
